Mike, the AE Tech was very through. Mike the the first and only one who advised me of a dirty filter (PC03-20-16/part # Y6604) and bulb. HE/we also questioned if I had Carbon Monoxide detectors. Arrived on site and found system to be showing signs of being low. Once everything was explained to the customer we started to add refrigerant only to find fan motor was going off on thermal overload will need to replace condenser fan motor to allow system to operate properly

Arrived on site and met customer at door. Diagnosed system to have a leak quoted out 4 pounds of R-22 with dye and will come back on a follow and search for dye. System is now cooling with a proper 21 degree split

Due to age, (2005) recommend replacing unit. Compressor is bad, overamping, excessive noise. Replace compressor and filter, recover and recharge. Arrived on site did the compressor first toddler room cooling at 65 degrees compressor running like a champ…the filter restriction was completed too main entrance cooling at 74 to 73 and was still dropping l… would like to have a follow up just to make sure everything running at it should….

11:14 Arrived on site and met manager at office and found room with water leaking from unit due to a condensate line no longer draining downwards. Purged water out of primary and secondary drain lines, and let water out of indoor unit. Offered two options of fixing outdoor condensate line. Customer decided to punch out siding and put a metal strap to correct drain line. Drain line is now working correctly and water is no longer leaking. James G

Arrived on site and checked in with third party and manager on duty, proceeded to roof to begin inspection. Called Ems and had him call for cooling on all units. On Rtu 2&7 found grounded condenser fan motors. On Rtu 4, circuit one refrigerant charge is critically low, we’ll need to quote a leak search. On Rtu 1 checked refrigerant charge on both circuits and founds system is cooling as designed. On all units I worked on, checked motor amps, blower assemblies, capacitors, contactors and general overall inspection of units. Will submit quotes for all necessary repairs. Unit is very low on charge. Recommended performing leak search, customer would like to just add refrigerant alone at this time. Arrived on site and checked in with customer. Inspected system and found refrigerant charge is very low. Thoroughly cleaned air filters and condenser unit. Presented customer option for leak search but she decided to just add refrigerant. Also notified customer that the electrical panel is not installed correctly due to the way the electrical whip was installed, she said she is ok with it. Customer approved and signed estimate, they all left for the day and gave me permission to run card on file. Performed all necessary work to charge one pound of refrigerant into system. Checked pressures, superheat and temperature splits. The space was 109 degrees so it will take quite awhile for space to cool down. I will schedule a follow up for next week to make sure the customer is happy with the service and everything is working well. Delta t is 21 degrees.

Went to this call because room 2 the toddler/infant room was not working I had already requested to fix the compressor but the manager told me that she spoke to the main guy and he said that if we request them to replace units that they will do I am requesting them to change to units they are pretty old. I also change a thermostat that was not working.
